The Ultimate Buyer's Checklist
As a buyer, here are the things you need to do prior to settlement.
Complete buyer information forms.
Advise Pinnacle Title if the buyer is out of the area and will need a remote settlement or require a power of attorney. All lenders must approve a buyer’s power of attorney prior to settlement.
Notify Pinnacle Title if the buyer(s) is(are) a first time Maryland or District of Columbia homebuyer(s).
Make Pinnacle Title aware if any of the buyers are newly married.
Notify Pinnacle Title of any changes or modifications to the purchase contract.
Send a copy of the Termite Inspection Report to Pinnacle Title.
If applicable, provide a Home Warranty application/invoice to Pinnacle Title.
Send a copy of the Homeowner’s insurance policy to Pinnacle Title.
Send wire for all funds required at settlement (read more about wire fraud). Bring a driver’s license or passport/green card and one other form of identification to settlement.

For Maryland properties serviced by WSSC, take a meter reading at the final walkthrough and submit Start/Stop Service form to WSSC (form can be found at: https://www.wsscwater.com/service). Make sure final bill is sent to Pinnacle Title.
